Why we got into wet houses
Langley Mold Remediation Services started because Fraser Valley houses were getting the same bad sequence. A leak in November, a fogger in December, paint in January, and the smell back by March. Langley is full of basement suites, bath fans that stop in the attic, and crawls with a torn sheet of poly. Someone had to open the wall and meter the wood instead of scenting the hallway.
We kept seeing crews from out of town quote a whole-floor gut from a photo of a baseboard. The plate was wet for thirty centimetres and the rest of the room was dry. That is not a favour to the house. It is a bigger invoice. The work we wanted to do was the smaller, more technical version: find the water, contain the cut, throw out the food, dry the cavity.
What the work feels like when it is done right
There is a specific moment when a suite stops smelling. The wet pad is gone, the plate is dry, and the homeowner opens the door they have been avoiding. That is the job. Not a certificate on a truck, not a speech. A room you can put a bed back in.
We like the attics too, even when they are unpleasant. A fan duct that has been aimed at plywood for ten years leaves a pattern you can read. Fixing the duct and cleaning sound wood is quieter than replacing a roof that did not need it.
How the visits are run
Moisture mapping comes before demo. Pin meter on the wood, scan across the wall, then a cut line. Dry bays stay closed. That single habit is the difference between a closet repair and a gutted floor.
Containment and a HEPA vacuum are for the jobs that would otherwise dust the house. A manometer tells us the barrier is actually negative. If the number will not hold, we fix the poly before the saw starts.
Water damage gets a drying log: temperature, humidity, grains, and wood readings. Mold that has already started gets said out loud, not dried and ignored. Asbestos in a pre-1990 ceiling gets a bulk sample before anyone scrapes texture. We would rather pause a mold cut than turn it into a fibre problem.
You get photos. A strata, a landlord, or an adjuster can read them without a translation. We do not invent review scores, years in business, or a licence number we have not put on the page.
What we will and will not take on
The full list is on the mold services page: removal, remediation, black mold, testing, inspection, basements, attics, crawls, bathrooms, walls, water damage, basement floods, asbestos testing, asbestos removal, and commercial suites. If the job is a roof deck replacement, a new shower pan, or a sump install, we will say so. Langley Mold Remediation Services would rather name the other trade than pretend a HEPA vacuum fixes rotten OSB.
