Mold testing in Langley is a lab exercise, not a flashlight tour. We collect a sample with a known method, send it to a lab, and you get genera and counts. The number is only useful next to a moisture map. A cassette with no context is how people buy fear.
The two tools we use most are a spore trap for air and a tape lift or swab for a surface. Air answers 'what is floating in this room right now.' Surface answers 'what is growing on this spot.' Langley Mold Remediation Services picks the tool after we see the room, not from a package menu.
Outdoor air in the Fraser Valley is full of spores in the wet months. An indoor count that matches the outdoors is a different story from an indoor count dominated by Aspergillus or Stachybotrys. The comparison sample is part of the test.
What the visit includes
- A walk-through so the sample location matches the complaint, not the front hall by default.
- Spore trap air samples on a calibrated pump, typically around 15 litres per minute for a set time.
- An outdoor or unaffected-area comparison sample on the same visit.
- Tape lifts on visible growth when you need the surface identified.
- Swabs only when a tape lift will not hold, such as a wet smear.
- Chain of custody to the lab, with the room and the time written down.
- A plain-language read of the report when it comes back.
- A recommendation that separates 'clean it' from 'open the wall' from 'this number is outdoor air.'
When Langley houses need this
A real estate subject clause
Buyers in Langley ask for testing when a basement smells and the seller says it is just old carpet. An air sample plus a moisture map is more honest than a single cassette.
You want a name, not a guess
If a contractor already said black mold from across the room, a tape lift settles the genus before anyone prices a gut.
After remediation, before the wall closes
Clearance testing is a spore trap after the clean, compared with outdoors. It is a test with a job attached, not a fishing trip.
A musty room with no visible growth
Air sampling can support a hidden source, but only alongside the meter and a thermal scan. The cassette does not see through drywall by itself.

The sequence on site
1. Define the question
Surface identity, indoor air versus outdoor, or clearance. Each question has a different sample. We do not collect five cassettes because a package says five.
2. Control the room
Windows, fans, and the HVAC get noted. Sampling a room with a window wide open tells you about the yard. We record the conditions so the lab sheet matches the house.
3. Collect
Air cassettes at breathing height, away from the supply grille. Tape lifts on the growth, not on the clean paint beside it. Labels include room and time.
4. Compare
Outdoor sample the same day. Fraser Valley pollen and leaf-decay spores change by the week. Yesterday's outdoor number is the wrong baseline.
5. Explain the sheet
We walk through total counts, the genera that matter, and whether the result supports opening a wall. A high Cladosporium that matches outdoors is not a remediation order.
Why crews call this a mold testing job
No petri dish on the coffee table
Settling plates grow whatever lands and whatever the agar likes. They are not a quantitative indoor air test. We do not use them as proof.
Comparison is mandatory for air
An indoor number alone is a scare tactic. We pay for the outdoor cassette because the interpretation needs it.
We will talk you out of useless samples
If the wall is soft and the ceiling is dripping, you do not need a lab to know the board is coming out. We say that before we sell you cassettes.
The report is translated
Lab PDFs are dense. You get a short read on what the genera usually mean in a building, without a medical claim.
The building science under the stain
Spore traps impact air onto a sticky slide. The lab counts spores it can see under a microscope and groups them by genus. It does not culture them, so it will not always separate species, and it can miss some spores that do not travel well. That is a feature of the method. It is fast and it is comparable. It is not a complete census of every organism in the house.
Tape lifts are better when growth is visible. The lab sees the structures, sometimes including fruiting bodies, which is stronger evidence of growth on that surface than an air count. Air counts rise and fall with a door opening. A tape lift stays about the spot you touched.
ERMI and similar dust DNA panels get marketed hard. They score old dust that can include years of history, a garage, and a houseplant. For a Langley leak that happened last month, a spore trap plus moisture mapping answers the building question with less theatre. We do not push a dust score as a clearance tool.
There is no single health-based spore limit we will pretend is law in British Columbia. Interpretation is comparative: indoor versus outdoor, and which genera dominate. Chaetomium or Stachybotrys indoors, even in modest counts, points at a wet cellulose source. A cloud of basidiospores that matches the yard points at the window.

Questions on mold testing
How soon do mold test results come back?
Air slides and tape lifts are often a few business days, depending on the lab queue. We do not promise a same-day genus.
Can you test one room?
Yes. One indoor cassette, one outdoor, and a tape lift if something is growing. More rooms get more cassettes only if the question needs them.
Is a hardware-store kit the same thing?
Those are usually settling plates. They are not the same as a spore trap with a measured air volume and a comparison sample.
Do high counts mean I have to move out?
Not by themselves. The genera, the moisture, and the visible growth decide the building work. Housing decisions are yours. We will describe the result plainly.
Can testing find mold inside a wall?
Not reliably. Wall-cavity air samples are easy to contaminate and hard to interpret. A borescope and a moisture meter are the better first tools. Testing belongs in the room air or on a surface you can see.
Book mold testing with Langley Mold Remediation Services when you need a lab name. If the wall is already mush, we will say so and spend the visit on the water instead.
